
What Is a Real Estate Valuation Report?
A real estate valuation report is a document prepared to set out the current market value of a property (land, field, residence, workplace, etc.) in an impartial, professional and documented manner.
What Does a Valuation Report Contain?
This report is, in fact, the identity card of the relevant property. What is the property, where is it, what are its characteristics, what is around it, is it open to development, how is its accessibility, are there comparables, and if so, what are the prices and characteristics of these comparables? The answers to dozens of questions, together with photographs and expert opinions, are included in the report.

Let us explain the structure of the report we prepare page by page:
- First page: The TKGM Parcel Inquiry view of the relevant land, parcel information, qualitative information and the property's possible sale prices under market conditions. The information clients are most curious about is answered right on the first page.
- Second page: The market situation at the report date; the number of listings that can be considered comparable, the total number of for-sale listings, the average marketing period, and a table of purchase-sale intensity by year based on TKGM data.
- Third page: A current listing analysis filtered according to comparable characteristics. For example, for a 2,212 m² parcel, listings in the 1,900-2,400 m² range are compared; because it would not be correct to compare a 2,212 m² place with a 1,000 m² one.
- Fourth page: Photographs we take with a drone and, next to each photograph, explanations about the characteristics of the parcel.
- Last page: Expert opinions written with our team's years of experience.

Today the investor profile is very diverse. While some investors can see the land on site and decide quickly, others demand much more detail and data. In cases where the information given on the land is not sufficient, we prepare these reports so as not to leave any question marks in the client's mind.
