What Is a Real Estate Valuation Report?

A real estate valuation report is a document prepared to set out the current market value of a property (land, a field, a home, a workplace and so on) in an impartial, professional and documented way.

What Does a Valuation Report Contain?

This report is essentially the identity card of the property. What is the property, where is it, what are its features, what surrounds it, is it open to development, what is access like, are there comparables, and if so what are their prices and characteristics? The report answers dozens of questions like these, together with photographs and expert opinions.

Let us explain the structure of our report page by page:

  • Page one: The TKGM parcel query view of the land in question, parcel information, qualitative details and the likely sale prices under market conditions. The information clients are most curious about is answered on the very first page.
  • Page two: The market situation as of the report date; the number of comparable listings, the total number of listings for sale, the average marketing period and a year-by-year table of transaction intensity based on TKGM data.
  • Page three: An analysis of current listings filtered by comparable characteristics. For a parcel of 2,212 m², for example, listings in the 1,900-2,400 m² range are compared, because it would not be right to compare a 2,212 m² plot with a 1,000 m² one.
  • Page four: Photographs we take by drone, each accompanied by notes about the parcel's features.
  • Final page: Expert opinions written by our team based on years of experience.

Today the investor profile is very diverse. While some investors can see the land on site and decide quickly, others ask for far more detail and data. When the information given at the parcel is not enough, we prepare these reports so as to leave no question mark in the client's mind.
