
TKGM Parcel Inquiry Guide: How to Check Title Deed and Zoning Status
The most common question we hear when buying land or a field is this: Where can I check the details of this parcel myself? The good news: in Türkiye, a significant portion of title deed and cadastral data can be queried free of charge through official channels. In this guide, we explain step by step the checks you can carry out on your own before purchasing a parcel.
1. The TKGM Parcel Inquiry Application
You can access the Parcel Inquiry application of the General Directorate of Land Registry and Cadastre (TKGM) on the web at parselsorgu.tkgm.gov.tr or through the mobile app. By entering the province, district, neighbourhood/village along with the block and parcel number (or by navigating directly on the map), you can access the following information:
- The parcel's boundaries and location on the map,
- Surface area (m²),
- Designation (field, building plot, garden, forest, etc.),
- Sheet and block/parcel details.
Using this application, you can verify for yourself whether the parcel you are considering is really in the stated location, as well as its road frontage and shape.
2. Title Deed Information via e-Government
Through the title deed services on e-Government, you can access information about properties registered in your name and carry out certain inquiries. During the purchase stage, the most reliable approach is to request an up-to-date title deed record extract from the seller. Records such as mortgages, liens and annotations on a parcel are not visible in publicly available inquiries; this information is confirmed at the land registry office or through an official record extract obtained by the property owner.
3. How to Find Out the Zoning Status?
A parcel's zoning status is learned not from the title deed records, but from the relevant authority:
- If it is within municipal boundaries, from the relevant municipality's zoning department,
- In areas with village status, from the metropolitan municipality or the relevant authority.
The zoning status document shows which plan the parcel falls under, the construction conditions and any restrictions. 4. Other Important Checks
- Shared ownership status: Is the title deed shared or sole? In long-term field investment, we recommend a sole title deed.
- Conservation area, forest and water basin inquiries: The parcel's protection status should be confirmed with the relevant institutions.
- Road access: Does the parcel have official road frontage, or is it accessed through which parcels?

Official inquiries are the foundation of the process, but on their own they are not sufficient; the reality on the ground (the actual road, slope, soil, the use of neighbouring parcels) can only be understood by seeing it in person.
