Why Are the Per-Square-Metre Prices of Fields Under One Dönüm So High?
Why are the per-square-metre prices of fields under one dönüm (1,000 m²) so high? The answer is actually very simple: it is entirely a matter of supply and demand. Two important factors drive this situation:
- the small number of fields under one dönüm for sale in the region,
- the intense demand for fields under one dönüm.
These two conditions cause per-square-metre prices to stay high.
The Reasons for the Demand for Fields Under One Dönüm
Budget and Need
For buyers who want to put up a container, a tiny house, a prefabricated home or a hobby garden, one dönüm offers quite enough space. In addition, buyers with a limited budget naturally turn to smaller fields. Let us explain with an example:
- A field of 750 m²: when the per-square-metre price is about 1,000 TL, the total price is 750,000 TL.
- A field of 1,700 m²: when the per-square-metre price is in the 600-700 TL band, the total price is around 1,100,000 TL.
Buyers with a limited total budget turn to the small parcel, which is more affordable overall even if its per-square-metre price is higher.
The Situation in Statistics
At the time this article was published (November 2024), when we looked at the listing data on sahibinden.com for the region we work in, the picture was this:
- Fields for sale over 1,000 m² with sole title: 284
- Fields over 1,000 m² with sole title and a per-m² price below 1,000 TL: 159
- Fields for sale under one dönüm with sole title: 114
- Fields under one dönüm with sole title and a per-m² price below 1,000 TL: only 28
This data shows that, because of the scarcity of fields under one dönüm and the high demand, their prices rise quickly. As the number of fields for sale falls, per-square-metre prices will keep rising.
Other Factors That Set the Price
A field's price does not depend only on its size. The following factors also affect the price:
- the shape of the field,
- its distance to a road, to electricity and to zoning edges,
- its soil structure and slope,
- its location and view.
For this reason we recommend that you always get support from an authorised real estate advisor when buying a field. The choice between a small parcel and a large parcel depends on your purpose of use, your budget and the appreciation you expect. A small parcel is quick and liquid; a large parcel is cheaper per square metre and has a higher total return potential in the long term. You can review our current portfolio on our listings page.
