TKGM Parcel Query Guide: How to Check Title Deed and Zoning Status

The most common question we hear when buying a plot or a field is this: where can I check this parcel's information myself? The good news: in Türkiye a significant part of the land registry and cadastre data can be queried free of charge through official channels. In this guide we explain, step by step, the checks you can carry out on your own before buying a parcel.

1. The TKGM Parcel Query Application

You can access the Parcel Query application of the General Directorate of Land Registry and Cadastre (TKGM) on the web at parselsorgu.tkgm.gov.tr or through the mobile app. By entering the province, district, neighbourhood/village together with the block and parcel number (or by navigating directly on the map), you reach the following information:

  • The parcel's boundaries and location on the map,
  • Its area (m²),
  • Its nature (field, plot, garden, forest and so on),
  • Sheet and block/parcel details.

You can verify for yourself, through this application, whether the parcel you are considering really is in the location described, along with its road frontage and shape.

2. Title Deed Information via e-Devlet

With the title deed services on e-Devlet, you can view information about properties registered in your name and carry out certain queries. At the purchase stage, the soundest course is to ask the seller for a current copy of the title deed record. Records such as mortgages, attachments and annotations on the parcel do not appear in public queries; this information is confirmed at the land registry office or from the official record copy obtained by the owner.

3. How to Learn the Zoning Status

A parcel's zoning status is learned not from the title deed records but from the relevant authority:

  • If it is within municipal boundaries, from the zoning directorate of the relevant municipality,
  • In areas with village status, from the metropolitan municipality or the relevant authority.

The zoning status document shows which plan the parcel falls under, the building conditions and any restrictions. In Kandıra, parcels are mostly within the scope of 1/25,000 and 1/5,000 scale plans; for properties classified as fields, we always stress that one should focus on long-term appreciation rather than short-term zoning expectations. 4. Other Important Checks

  • Share status: Is the title shared or sole? For long-term field investment we recommend sole title.
  • Conservation, forest and water basin queries: The parcel's protection status should be confirmed with the relevant institutions.
  • Road status: Does the parcel have official road frontage, or is access through other parcels?

Official queries are the foundation of the matter, but on their own they are not enough; the reality on the ground (the actual road, slope, soil, the use of neighbouring parcels) can only be understood by seeing it in person.
