Kandıra's Coasts: Kefken, Kerpe, Cebeci and Their Effect on Investment

Summer Population and Demand

Kandıra's official population is over 50,000; but in the summer months, with holidaymakers and day visitors, the instantaneous population is reckoned to exceed 100,000. The North Marmara Motorway connection and the improvements on the İzmit-Kandıra road have brought access from Istanbul to the coasts down to the 1.5-hour band, increasing this activity even further.

How Does the Coastline Affect Investment?

Seasonal intensity has three concrete effects on the investment side:

  • Demand for summer homes: demand for housing and zoned plots in coastal towns and surrounding villages stays steadily high.
  • Service economy: the summer population feeds investment in markets, restaurants, guesthouses and day facilities, which creates employment and rental income in the region.

  • In summer regions liquidity is seasonal: the most active period for selling is spring and the summer months.
