Kandıra Food OIZ

The Kandıra Food Specialized Organized Industrial Zone (Food OIZ) is located in the Kandıra district of Kocaeli, one of Turkey's industrial hubs. Roughly 85 km from Istanbul, the zone lies about 50 km from Sabiha Gökçen Airport and 145 km from Istanbul Airport. This proximity to major consumption centers provides a significant logistics advantage across production and distribution processes.

Kandıra's natural resources and its terrain, well suited to agricultural production, make the organized industrial zone established here even more valuable. The Food OIZ sits at a strategic point where industry meets agriculture, serving as an attractive hub for food producers and suppliers alike.

Which Sectors Will Operate Here?

The zone was planned to host facilities focused specifically on food production: cheese, milk and dairy products, hazelnuts, confectionery and chocolate, meat products, ready meals and packaging plants. This diversity will make the Kandıra Food OIZ one of Turkey's leading food production centers.

Dairy facilities in particular will create significant added value for the region thanks to Kandıra's broad pastures and its suitability for livestock farming, while hazelnut processing plants will contribute to exports by operating in an integrated way with Turkey's world-leading hazelnut production.

Where Does the Project Stand, and When Will It Be Completed?

The project is advancing rapidly (for the latest announcements, see the official Food OIZ website). Drinking water, stormwater and wastewater parcel connections have been completed and the natural gas network has been installed; the technical infrastructure investors need is largely ready. The first factory has begun production and company allocations are ongoing; the project is targeted for completion in 2027.

At full capacity, the zone is expected to provide direct employment for around 10,000 people and, together with the supply chain and service sectors, indirect employment for 50,000-60,000 people. Employment on this scale means housing and service demand for both local residents and surrounding districts.

Why Was It Established in Kandıra?

Kocaeli's developed industrial infrastructure allows investors to start production quickly. Kandıra's extensive farmland and livestock potential enable the raw materials the food industry needs to be sourced locally. Proximity to major consumption centers such as Istanbul and Kocaeli, meanwhile, creates a cost advantage in production and logistics.

From an investor's perspective: the corridor around the OIZ is the district's fastest-appreciating axis. Rising employment fuels demand for housing and land, and that demand in turn fuels value growth.
