The Coasts of Kandıra: Kefken, Kerpe, Cebeci and Their Impact on Investment
When Kandıra comes to mind, the first thing one thinks of is its broad agricultural land; but the district also has a Black Sea coastline exceeding 50 kilometres. The coasts of Kandıra, above all Kefken, Kerpe and Cebeci, are among the Black Sea beaches closest to Istanbul and host hundreds of thousands of visitors every summer. In this article, we look at the district's coastal towns and the impact of this intensity on investment in the region.
Kandıra's Beaches
There are 10 main beaches along the district's coast: Kefken, Kerpe, Bağırganlı, Kumcağız, Cebeci, Seyrek, Sarısu, Pınarlı, Sardala Cove and Miço Cove. Each has a different character:
- Kefken: The best-known coastal town; with its market, fishing harbour and long sandy beach, it is the centre of the summer months.
- Kerpe: Famous for its rocks and coves; a favourite of day-trippers and camping enthusiasts.
- Cebeci: Ideal for families thanks to its wide, shallow beach; the summer-home fabric here is dense.
- Bağırganlı, Kumcağız, Seyrek and others: Quieter coves that have remained more natural.

Summer Population and Demand
Kandıra's official population is over 50,000; however, during the summer months it is accepted that the instantaneous population exceeds 100,000 with summer-home owners and day-trippers. The Northern Marmara Motorway connection and the improvements on the Izmit-Kandıra road have further increased this activity by bringing access from Istanbul to the coasts down to around 1.5 hours.
How Does It Affect Investment Along the Coastline?
Seasonal intensity has three concrete effects on the investment side:
- Summer-home demand: Demand for housing and zoned building plots in the coastal towns and surrounding villages remains consistently high.
- The service economy: The summer population feeds investment in shops, restaurants, guesthouses and day-trip facilities, which in turn creates employment and rental income in the region.
- Value appreciation in peripheral areas: In villages 5 to 15 minutes from the coast, parcels designated as fields find buyers both as hobby gardens and for long-term investment. Far more accessible than coastal prices, this periphery takes its share of the value appreciation.
Notes for the Investor
- Along and near the coastline there may be restrictions arising from conservation areas, forest and coastal legislation; institutional inquiries before purchase are essential.
- There is a considerable price difference between walking distance to the beach and a 10-minute drive away; the right periphery should be chosen according to the balance between budget and expectations.
- In summer regions, liquidity is seasonal: the most active period for selling is spring and the summer months.
