About the Ağaçağıl area

Ağaçağıl is one of Kandıra's neighbourhoods with a broad rural fabric. With its fertile land suited to agriculture and livestock farming, its calm settlement layout and its natural surroundings, the area offers an attractive option for investors who want to move away from city life. Compared with the high plot prices of the big cities, its more affordable per-square-metre values make the area accessible, especially for those investing in a field for the first time.

The prominent parcel type in Ağaçağıl is large-area farmland. Investors assess this land with the expectation of both agricultural production and medium- and long-term appreciation. When buying in the area, it is very important to examine in advance topics such as road status, irrigation possibility, title type and share structure; at this point we are by your side with our field knowledge.

Ağaçağıl lies on the route between the centre of Kandıra and the coastal towns; access to the İzmit-Kandıra road and the district centre is comfortable. Because our office is also in this neighbourhood, we follow the parcels in the area on site and in their current state. You can find the district's general investment outlook in our Kandıra guide, and for current options in the neighbourhood take a look at our plots and fields for sale.

Location and Access

Ağaçağıl lies in Kandıra's interior, on the route between the district centre and the coastal towns. It is a few minutes' drive from the district centre; thanks to its connection to the İzmit-Kandıra road, access to İzmit and, via the North Marmara Motorway, to Istanbul is comfortable.

The neighbourhood roads connect the village settlement and the farmland to one another; a significant part of the parcels can be reached directly by car. Because our office is also in this neighbourhood, we can show the parcels in the area on site and in their current state.

Land Structure and Parcel Profile

Ağaçağıl's character is defined by broad and relatively flat farmland; the soil structure is suited to agricultural production and livestock farming. The area mainly has large-area, sole-title fields; from time to time small parcels suitable for a hobby garden also come onto the market.

In parcel selection, road frontage, shape and distance to the village settlement area are the main factors that set the price. We complete the title and zoning checks for every parcel before the purchase.

Investment Notes

The entry levels are in line with the district average; for investors looking for large area and thinking medium to long term, the per-square-metre cost is advantageous. Because road-fronting and well-shaped parcels are a priority choice in every period, their liquidity is higher.

The main dynamics that feed appreciation in the area are the transport investments across the district, the employment expectation created by the Food OIZ, and the weekend demand coming from Istanbul.

Investment note

In Ağaçağıl, large parcels are relatively affordable; but road frontage and irrigation access directly affect a parcel's value. Before buying, we recommend clarifying the zoning and title status together.
