About the Ağaçağıl area

Ağaçağıl is one of Kandıra's neighborhoods with a broad rural fabric. With its fertile lands suitable for agriculture and livestock, calm settlement layout and natural surroundings, the region offers an attractive option for investors wishing to get away from city life. Compared to the high land plot prices of big cities, its more affordable per-square-meter values make the region accessible especially for those investing in Farmland for the first time.

In Ağaçağıl, the prominent plot type is large-square-meter agricultural land. Investors evaluate these lands both for agricultural production and with the expectation of medium- and long-term appreciation. When buying in the region, examining headings such as the road condition, irrigation possibility, title deed type and share structure in advance is of great importance; at this point we stand by you with our field knowledge.

Ağaçağıl lies along the route between the center of Kandıra and the coastal towns; access to the İzmit-Kandıra road and to the district center is easy. Since our office is also in this neighborhood, we track the parcels in the area on site and in their current state. You can find the district's overall investment outlook in our Kandıra guide, and you can browse our land plots and farmland listings For Sale for the latest options in the neighborhood.

Location and Access

Ağaçağıl lies in the inland part of Kandıra, along the route between the district center and the coastal towns. It is a few minutes' drive from the district center; thanks to its connection to the İzmit-Kandıra road, access to İzmit and to İstanbul via the Kuzey Marmara Otoyolu is easy.

The inner-neighborhood roads connect the village settlement and the agricultural lands to one another; a significant portion of the plots can be reached directly by vehicle. Because our office is also located in this neighborhood, we are able to show the plots in the area on site and in their current state.

Land Structure and Parcel Profile

Ağaçağıl's character is defined by wide and relatively flat agricultural lands; the soil structure is suitable for agricultural production and livestock. In the area there are mainly large-area Farmland plots with an Independent Title Deed; from time to time, small plots suitable for a Hobby Garden also come to the market.

In plot selection, road frontage, shape (proportions) and distance to the village built-up area are the main factors that determine the price. We complete the Title Deed and zoning checks for each plot before purchase.

Investment Notes

Entry levels are in line with the district average; for investors seeking large square meters and thinking in the medium-to-long term, the cost per square meter is advantageous. Since plots with road frontage and a regular shape are a priority choice in every period, their liquidity is higher.

The main dynamics feeding the value increase in the area are the transport investments across the district, the employment expectation created by the Gıda İhtisas OSB, and the weekend demand coming from İstanbul.

Investment note

In Ağaçağıl, large plots are relatively affordably priced; however, road frontage and irrigation access directly affect the plot's value. Before buying, we recommend clarifying the zoning and Title Deed status together.
