10 Questions, 10 Answers on the White-Collar Worker's Mind
We have been in the sector for a long time; we know well the question marks in the minds of our salaried clients, especially those who value analytical calculations. In this article, we give clear answers to the 10 questions we are asked most often.
1. I am a salaried employee - is my budget enough to make a real estate investment?
Yes. Kandira is one of the rare regions that is this close to Istanbul yet still has accessible entry levels. It is possible to start not with millions, but with the right savings.
2. Shared title deed or independent title deed?
If you are thinking of making a field investment, definitely an independent title deed. Absolute ownership is very important in fields; fields are long-term investments, and over the long term you do not want your field to have any partner other than yourself.
3. Will the place I buy be opened to development?
We do not sell dreams. We present the current plans and 1/25,000 scale projections. Plots classified as fields are a long-term investment; instead of expecting zoning in the short term, you should focus on value appreciation. The most important point in a long-term field investment is to be able to acquire as large an area as possible in the right location.
4. Does the Food Specialised OIZ really affect the region?
It definitely has a positive effect. Employment for thousands of people means demand for housing and services. The vicinity of the OIZ is the fastest-appreciating axis of the region. For a region to develop, OIZs are established first, and the rest follows like a run in a stocking. For details, you can read our Kandira Food OIZ article.
5. What if my land turns out to be a protected (SIT) site?
Official institution inquiries (protected sites, forest, water basin, etc.) for every place that enters the Kandira Yatirim portfolio are carried out in advance; there is no room for surprises. We provide the information for every portfolio we present down to the smallest detail. Our support services continue both before and after the sale.
6. When I want to sell, can I sell right away (liquidity)?
Kandira is currently one of Kocaeli's most active markets; as of December 2025, over 60,000 title deed transactions took place in the last year. The time it takes to dispose of a property listed at the right price is quite short. But remember: real estate is a fixed asset, it is sensitive to market conditions, and a discount may be required in an urgent sale. For this reason, real estate investment should not be compared with derivative instruments in the money markets.
7. How far is it from Istanbul?
Leaving Istanbul via the Northern Marmara Motorway, reaching your land takes an average of 1-1.5 hours (for the route, you can check the official website of the Northern Marmara Motorway). In other words, we are a weekend-breakfast distance away.
8. Will I have to deal with title deed procedures for days?
No. We handle all the preparation (application, fees, appointment); all that remains for you is to be at the land registry office at the time of signing. For our clients who cannot come to the land registry, we can carry out the sale by power of attorney: while you continue your work at your office, we complete the procedures on your behalf at the land registry.
9. Can I turn my field into a hobby garden?
In accordance with the regulations, you can enjoy nature with non-reinforced-concrete, movable structures (tiny house, caravan, etc.). For details, take a look at our hobby gardening article.
10. Why should I buy now?
In an inflationary environment, land is the shield that best preserves the value of money. When the projects in the region are completed, today's prices will be left behind. Also remember: if there is a parcel for sale, there is a parcel you can buy. Since supply will tighten once the region passes entirely into investors' hands, price increases will accelerate. As Kandira Yatirim, we work so that our clients can own land in the most accurate location at the most affordable price.
